Lake Lanier, Blue Ridge & Beyond: Photographing Second Homes and Luxury Listings in North Georgia

There is a particular kind of quiet on Lake Lanier at 7 a.m. The water is glass, the dock is still in shadow, and the house behind it is just starting to catch the sun. That is the photograph that sells a lake home, and it cannot be made at 2 p.m. on a Tuesday between two other appointments.

Over the last few years, more of my real estate work has moved north of Atlanta into Forsyth, Hall, Dawson, and Fannin counties. Cumming and Gainesville are growing fast, Dawsonville has become a real address rather than just an exit, and Blue Ridge has turned into one of the busiest cabin markets in the country. The buyers for these properties are often not local. They are in Atlanta, Nashville, Charlotte, or Florida, and they are making their first decision entirely from photographs.

Second homes are sold on feeling

A primary residence gets judged on bedrooms and school districts. A lake house or a mountain cabin gets judged on how it makes someone feel on a Friday evening. So I photograph the experience, not just the floor plan. The view from the porch swing. The fire pit at dusk. The way the great room glows from outside once the lamps are on. I still cover every room cleanly, but the hero images are the ones that answer the buyer's real question: is this the place we have been picturing?

Timing, weather, and patience

Waterfront and mountain properties need a different schedule. I plan lake shoots around the sun's position on the shoreline, and I often split a session into a daytime pass and a twilight pass so the property gets both the bright, open look and the warm, lit-up look. In Blue Ridge and Ellijay, morning fog can be a gift or a problem depending on the view, so I build a little flexibility into the day. Drone work is especially useful here, showing the lot, the dock, the approach to the cabin, and how private the property really is.

Working with agents and rental owners

Whether you are listing a $2 million lakefront home in Cumming or a cabin you rent out on weekends in Blue Ridge, the process with me is the same: a clear plan, a calm shoot, and a gallery back within two days. I photograph across Atlanta and North Georgia and travel regularly into the Smokies on the Tennessee side and up to Asheville for clients with mountain listings on both sides of the state line.
